General Policies
* Renters must be at least 25 years old to rent.
* The person renting (signing the rental contract) must be present at the time of check-in.
* Quiet time (per local noise ordinance) is 10pm – 8am

In-Season Rates:  December 15th through April 30th
Off-Season Rates: May 1st through December 14th

General Rate Information 
All rates are based on 4-7 night minimum stays, which vary seasonally.  Nightly rates are set and stays of 7 nights or longer are discounted.  Each home we represent has its’ own maximum allowed occupancy and the rates are adjusted according to the number of people in your party (actual occupancy). Rates are based on the assumption of double occupancy per room (e.g. For 2 people, we open/prepare 1 bedroom, for 3 people we open/prepare 2 bedrooms).  We do not open/prepare the entire house (all bedrooms) on every rental; it is based on your actual occupancy.

Most houses have higher prices that apply during the winter Holidays. We do NOT require a Saturday-Saturday type schedule. You may arrive & depart on any day of the week based upon the individual availability of each house.

Housekeeping/Laundry Services
Additional housekeeping services are typically provided for stays of 12 nights or longer. For stays of 9-11 nights, we typically leave extra linens and towels in lieu of a housekeeping service.  Most homes on the exclusive and secluded east end of Culebra use rain water collected cistern water (city water is not always available) so there may not be laundry facilities at these homes. There are however, two coin-operated laundromats; 1 in town on the ferry dock and the other approximately 1.5 miles outside of town that can be utilized if you absolutely must do laundry during your stay.

Additionally, you may request additional housekeeping services for an additional charge. We will quote the rate (based on the house size & occupancy) and confirm with the cleaners whether they have availability for your desired date & time. These cannot be guaranteed until confirmed with the cleaners. These housekeeping services must be paid in cash directly to the cleaners on the day of service.

Added Services
Grocery Shopping Service:  Our markets have limited hours on Sundays and holidays. Also, many of our clients end up arriving quite late in the day. Due to this, we offer a grocery shopping service. Pick from a list of basic items and your cost is $25.00 + the cost of the groceries. If you have a more extensive list, we are happy to oblige, though the service charge may increase depending on the size of the list, the type of items requested and how many stores it takes to locate all the items.

Beach Umbrella Rental:  A vendor at Flamenco beach rents beach umbrellas for approximately $30/day for a chair & umbrella. Umbrellas are not an item we require our houses to provide though we understand the desire for many to have them. If your house does not provide an umbrella, we offer them for rent for $25/week/umbrella.

Advance Shipments:  Clients are always welcome to send items ahead of time so that they will be here upon arrival. We recommend USPS or UPS for heavier/larger boxes. NEVER use FedEx for shipments. Maximum weight is 40 lbs; please no oversized boxes without prior warning to CPR.  We recommend that you ship items at least 3 weeks prior, especially with USPS. Please keep in mind that UPS only delivers to Culebra from San Juan on Tuesdays & Thursdays; hence why we recommend you ship items far in advance.

We charge $25 for the initial box and $5 for each additional box for pick-up and delivery to you.

Earlier check-in times are often available and we will certainly do our best to accommodate early arrivals, though this cannot be guaranteed and must be scheduled ahead of time. Late check-outs are permitted only with notice and prior approval of CPR.​ Standard Check-In & Check-Our times will usually need to be enforced for Same Day Rollovers.

A 50% deposit is required at the time of booking in order to secure your house/dates. Deposits must be received within 5 calendar days of the initial booking date. Otherwise, your house & dates will be released and made available for other bookings​​.  For first time renters using a credit card for their deposit, we do require a 3rd party credit card authorization form to be filled out, signed and sent to us along with a copy of the credit card to be charged and the ID of the cardholder. This is so that we can verify that the signature on the rental, the ID & credit card all match and prevent credit disputes at a later date. Please also see our Cancellation Policy below.

Security Deposits
Security/Damage deposits are required for every house we represent; amounts vary based on individual houses, the type of amenities and furnishings. Security deposits cover loss, breakage and excessive cleaning fees. They are promptly refunded/processed within 14 days after departure.

After you depart, a Culebra Property Rentals representative will inspect the property for damage, missing items and/or excessive mess. If the representative finds that everything is in order, the deposit will be refunded.  However, if issues are found, you will be contacted and informed of the amount CPR will be retaining from your deposit to cover the loss/damage.​

The remaining balance is due in full at least 7 days prior to arrival. Your remaining balance will usually include the rent balance + security/damage deposit + applicable taxes.

Personal checks are NOT accepted for remaining balances unless you have rented from us previously and it has been approved by CPR to do so.  Otherwise, balances are accepted in credit cards, cash, bank/cashiers check, travelers checks or money orders. For credit cards, the card to be charged and the cardholder must physically be present.

Cancellation Policy
Due to Covid, our current cancellation policy is as follows:
For cancellations 8+ days prior to arrival: refunds in full will be made minus 5% of the rent amount.
For cancellations within 7 or less days prior to arrival: full refunds will be made minus 15% of the rent amount.
You also have the option to roll over any remaining amount on account to be used for any future stay within the next 12 months. After 12 months the funds are forfeited. Refunds are not available if you have already taken occupancy of the house and must shorten your stay.
For clients who are uncomfortable with this policy, we strongly recommend purchasing travel insurance!

Pet Policy
All our homes have a very strict, no-pets allowed policy. Seasonally, fleas, ticks and sand fleas can be uncommonly bad here on Culebra, so even if your pet is currently pest-free,​​ it’s too simple for these pests to be brought into houses on pets after a romp on the beaches.

Additionally, Culebra has no veterinarian services on-island, so please consider this when deciding whether or not to bring your pet here. All services and emergencies must be dealt with in Fajardo or at San Juan Emergency Vet if an event occurs after-hours or over a holiday period. Transportation after-hours to the mainland can also be difficult to arrange.

Lastly, if you are found to have a pet on property, you risk being asked to vacate the house (quite possibly with no refund) and your entire security deposit return will be delayed and held for no less than 60 days. This allows us to exterminate and confirm that there are no infestations. At the end of the 60 days, CPR will confirm how much of and whether your security deposit will be refunded.

No-Smoking Policy
All our homes have a very strict, no-smoking policies.  Smoking in the houses is absolutely prohibited as is smoking outside on wooden decks.  As Culebra is a semi-arid island, we often have extremely dry spells and an errant cigarette butt could potentially catch an entire hillside on fire which is why we use such extreme caution.

If you must smoke, please do so outside away from the house and away from dry grasses, etc. and always use an ashtray, wet container or other safe butt disposal system.  If odors or damage are found due to smoking (inside or outside), some or all of your security deposit may be held, depending on the extent of the damage.

Maximum Occupancy Policy
Maximum occupancies are STRICTLY enforced! The total number of occupants/guests may not exceed the quoted number in your rental agreement unless agreed upon by Culebra Property Rentals prior to your arrival and rent amount adjusted accordingly. If you are found to have additional occupants/guests beyond what was contracted and/or beyond the maximum house occupancy, you may be asked to vacate the property without refund.  Absolutely no camping, parties, events or entertainment are permitted on any property.
